Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $35,000
Cash invested: $35,000

Found these properties on Zillow and the numbers looked great. These are mirror image side-by-side duplexes with the same owner. We made the mistake of purchasing for cash then trying to finance the rehab, which hard money and banks don't like to do. We have also had issues finding a reasonable contractor in the area. We have gutted the place and are slowly rehabbing it. Once we have capital from other properties we will finish this one up.
