Single-family residence fix & flip investment in Buena Park.

Purchase price: $715,000
Cash invested: $90,000
Sale price: $920,000

Very typical SFR fix and flip. New plumbing, electrical, and mechanical work. Professionally staged.

How did you find this deal and how did you negotiate it?

MLS, negotiated after it was back on market. Roof was in bad shape, house was out dated.

How did you finance this deal?

HML, and Private

How did you add value to the deal?

remodeled the entire home.

What was the outcome?

A beautiful home in a beautiful neighborhood, and because of this fixer upper purchase, we caught the eye of an owner who wanted to sell their home off market. Picked up and picked up that fixer too.

Lessons learned? Challenges?

Challenges would be permitting process. During this time, COVID was still an issue, so a lot of municipals were very short staffed. Be sure to submit plans with enough time.
