Investment Info:

Duplex - Small multi-family (2-4 units) buy & hold investment.

Purchase price: $85,000

Cash invested: $11,000

What made you interested in investing in this type of deal?

The goal is to acquire deals via other people's money to scale quicker and grow my portfolio. 

How did you find this deal and how did you negotiate it?

I found it by leveraging cold calls and follow up systems in the Cleveland and Columbus markets. 

How did you finance this deal?

Hard Money

How did you add value to the deal?

I am renovating the downstairs bathroom, repainting the interior, replacing various fixtures and completing other miscellaneous updates.

Be patient and review every deal that comes across your table and when something pops up, leverage the resources around you to finance it in a beneficial way. 

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I represented myself in this transaction as a realtor and used https://wildcatlending.com/ to fund the price and rehab.
