Investment Info:

Small multi-family (2-4 units) buy & hold investment in Marion.

Purchase price: $65,000
Cash invested: $65,000

Duplex in Marion, IL used with Self Direct IRA Funds. Bought sight-unseen.

What made you interested in investing in this type of deal?

I need something turn-key for less than $70,000 since that is what I had in my IRA. I started looking out of state because nothing fit this criteria. I found a turn-key duplex that brings in $1170 every month after I pay my property manager.

How did you find this deal and how did you negotiate it?

I found it on facebook marketplace and negotiated directly with the owner.

How did you finance this deal?

Funds from my self-directed IRA.

How did you add value to the deal?

Put it under competent quality management and watched is (very slowly) appreciate.

What was the outcome?

A cash flowing asset.
