[Calc Review] Help me analyze this deal

The property has 4 buildings, 1-2/1, and 3-1/1. It has onsite parking.  The agent is the owner, I am unsure of the occupancy right now. Found the deal this evening.  Will due more investigating over the next few days. The outside of the units appear to be very well maintained, so I don't anticipate anything major inside... yet. I live about 40 mins from the property.  I ran vacancy at 8%. Cap ex at 1k a year. This is probably low. I estimated insurance at 4k a year, this is due to being in a coastal region so this would be the set side for premiums and deductible as they are a percentage of value during hurricanes. Rentals at $3200 a month if fully rented. 


This may be my first rental property so tear it apart for better or worse. Worst happens I keep looking.
