@Lisa Clouse You have run a repair budget and it came to $95 per month. Here is an example of a repair budget. Assume $1500 to do a turnover. Also estimate a $200 service bill. A 5% vacancy is a turnover every 20 months. $1700/20= $85 per unit per month. Capex is run the same way. It looks like a big house, don't know the sf. Assume 3000 sf of flooring. Go to your favorite flooring store and ask what the commercial warranty is? most will be 10 years or less. That is your lifespan. My area it is $6sf to replace. $18000/120 month lifespan=$150 for 1 item in a capex budget. Still have to account for roof, appliances, hot water heater, hvac, etc. I don't see any expenses for landscaping. Insurance seems low for a rental property. Low down usually has PMI.
