Investment Info:

Single-family residence fix & flip investment.

Purchase price: $106,625
Cash invested: $48,000
Sale price: $235,000

Flip was purchased with termite damage and was mostly gutted. Complete interior renovation, new roof, new HVAC. Additional income will be forthcoming when the additional 2 acres is sold (currently under contract).

What made you interested in investing in this type of deal?

I am a Realtor and I watch to see what investments have potential for flips. My husband is a carpenter and handles most of the renovations and subs out the permit work. I also saw potential in the additional acreage, so I cut 2 acres off the original parcel and now have it under contract to a builder.

How did you add value to the deal?

Did the majority of the work ourselves. Cut off 2 acres to be sold seperately.

What was the outcome?

$80k profit on the home with an additional $90-100k pending profit on the land (currently under contract).

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am a licensed Realtor so I handled the deal myself.
