Investment Info:

Single-family residence fix & flip investment.

Purchase price: $70,000
Cash invested: $30,000

This was an off-market property where the previous owner had issues with squatters. I did the labor with my investment partner. We hauled off a significant amount of junk/garbage, replaced the floors, patched/painted the walls, replaced a portion of the roof, and installed new fixtures in the kitchen and bathroom.

How did you find this deal and how did you negotiate it?

I found this deal by contacting the owner of a distressed property. He was looking to get rid of the property as it was only causing him problems.
