Borrower purchased this home 20k. Property was land locked and she owned the adjacent property granting access to the main road. Did cosmetic rehab and is putting back on the market for 100k
What made you interested in investing in this type of deal?
Unique opportunity to invest in someone elses misfortune. Borrower had inside track on this property and is able to turn around for a nice profit.
How did you find this deal and how did you negotiate it?
I advertised on Craigslist and structured the deal after reviewing a Broker Price Opinion. The key to this was she had owned a parcel next to this parcel that granted access to the main road. Without her parcel, this property would have been landlocked.
