Help me analyze this deal, all input is welcome

This is an off market opportunity I'm considering. The numbers don't seem to look as good as I was hoping for. This is a duplex that has 2  - 3/1 858sf with basement and attached single car garage each. The market for rentals is very tight and housing is very limited in general. I think I might be able to save some money on the rehab but I'm trying to be conservative. I also might be able to bump the rent but still doing my research. My intent is hold it for 10 years and then sell it.  If the numbers don't end up working for a rental I think I could do a minor clean up and flip it to someone who is looking to hold it longer than me.
