2/2 condo Hialeah fix and flip raising funds

Investment Info:

Condo fix & flip investment.

Purchase price: $100,000
Cash invested: $15,000

Under contract & closing at the end of April 2022! Raising $25k for renovations, looking for investors.
Time frame, 1.5 months for permits, 1.5 - 2 months to rehab, 1 - 1.5 months to list and close. 4-5 months total.
ARV 215,000

What made you interested in investing in this type of deal?

Been looking for a great fix and flip, and came across a client who is in need of selling.

How did you find this deal and how did you negotiate it?

Network, one of my friends' parents needed to sell this property, I first offered it to an investor who failed to finance it, so seeing the great numbers, I decided to take on the project and negotiated owner financing.

How did you finance this deal?

Currently raising money for the renovation.

How did you add value to the deal?

Renovation is estimated at around $40k. Will increase value by at least $115,000+

What was the outcome?

Starting project May 1st, 2022.

Lessons learned? Challenges?

Raising capital from private money.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am a realtor and I normally use Prosperity Home Mortgage for my clients www.sofloestate.com/financing. The goal for this specific project is to raise capital through private money.
