Guidance constructing a creative deal proposal

I have an opportunity to obtain a seven acre plot of land that has a proven turn-key Airbnb that produces on average 7K (Gross) a month in rent. The property is in an ideal location for immediate future (2-3yrs) commercial growth. I see a lot of potential for this piece of property. For starters adding, a RV/Boat Storage lot will be low cost and will easily fill within 60-90day of operations. 

The rub:

The owners asking price is around 700K. They will consider owner finance, if 100K put up front, which I do not have. I have about 25K at my disposal right now. The structuring of this deal is the beginning stages but I want to offer a proposal that shows that I am serious about the deal but will need help. 

Any guidance or advice would be greatly appreciated. I am sure I have more details that needs to develop but not sure what is require to structure this deal.
