Investment Info:

Retail other investment.

Purchase price: $5,000,000

30,000 square foot shopping center located in Gardner, Kansas

What made you interested in investing in this type of deal?

We are developers and built this from the ground up in 2004 and opened it in 2005.

How did you finance this deal?

Construction loan. Then long-term financing through a Life Insurance company.

How did you add value to the deal?

We built the project. The added value is it is an all-masonry building. All drive lanes where trucks drive are concrete. All parking spaces are concrete. This strategy saves maintenance dollars and is a true benefit to tenants in a NNN lease.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

John Thellman and Thellman Financial for commercial loans. He is a lending broker.
