Single-family residence buy & hold investment.

Purchase price: $120,000
Cash invested: $30,000

Single family home, 3 beds, 1 bath near major streets and schools.

What made you interested in investing in this type of deal?

I appreciate the cash flow, tax benefits, and the ability to control my financial future.

How did you find this deal and how did you negotiate it?

Found it on the MLS, and negotiated it for myself as a realtor.

How did you finance this deal?

Cash and bank financing.

How did you add value to the deal?

Installed new furnace/AC, new kitchen, flooring throughout, and painted the home.

What was the outcome?

Increased rents and a better pool of potential tenants.

Lessons learned? Challenges?

Upgrades move a lot slower when you have a full-time job.
