Investment Info:

Single-family residence other investment.

Purchase price: $160,000
Cash invested: $17,000

New Airbnb project at Mammoth Cave. This is a four bedroom Airbnb. Should cashflow about $6,000 a month. Close to Mammoth Cave, Nolin Lake, and new wooded atv trails.

What made you interested in investing in this type of deal?

Always looking to partner on great airbnbs!

How did you find this deal and how did you negotiate it?

Marcus found the deal and acted quickly! Price was great on it already, didn't need a ton of negotiation (we did get some off list price).

How did you finance this deal?

Hard money, 10% down.

How did you add value to the deal?

Freshening it up, furnishing, adding fun amenities.

What was the outcome?

Not sure yet, closed Friday!

Lessons learned? Challenges?

Always be open to different opportunities that come your way. Be willing to collaborate! Getting crews to update property in a remote location is the biggest challenge.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I was the realtor on the transaction. Annex Capital financed. Harry Borders drew up partnership paperwork. Closed at Bluegrass Title.
