Investment Info:

Single-family residence buy & hold investment.

Purchase price: $250,000
Cash invested: $50,000

4 bedroom, 2.5 bath single family home in Westfield, IN.

What made you interested in investing in this type of deal?

We bought this house because a family friend was looking to move and didn't want to go through the hassle of fixing it up and getting it listed and sold. We were interested in this property because of its proximity to a huge sports complex in Westfield, IN called Grand Park. It also should have great appreciation over the years.

How did you find this deal and how did you negotiate it?

Personal connection with a family friend. We made an offer for what we could buy it for and she accepted.

How did you finance this deal?

Conventional loan with 20% down for an investment property. We took most of the profit that we made off of the flip we had just finished in order to supply 50% of the down payment.

How did you add value to the deal?

Light rehab

What was the outcome?

Currently rented for about $567 dollars in net cash flow a month.
