[Calc Review] Help me analyze this deal

I'm not sure how to read this report.  It doesn't look like it will cashflow enough for it to be a positive purchase.  I was going to use the property as a VRBO.  I'm new to Bigger Pockets.  I'm a Realtor in CA, San Luis Obispo County.  My options are limited here in sunny Cali.  Thank you for your time.

On a positive note, my wife and I have thought that Oceano will continue to be move gentrified in the future, so maybe there is some opportunity there.  The question is how long until that's the case.  Price is relatively low, but for another $100K or so, you can probably find a larger lot and 2 homes in North County.  Still potential for short term rentals there.  Good luck!
