Investment Info:

Single-family residence buy & hold investment.

Purchase price: $99,000

Great location! This area of town has appreciated since my purchase. The current value would be estimated at $121,500.

What made you interested in investing in this type of deal?

Location and cashflow

How did you find this deal and how did you negotiate it?

I have an acquisitions team that markets for properties for myself and my investors. Our in-house property management team at FoundationPM.com takes care of all operations, moving forward.

How did you finance this deal?

Line of credit originally before paying it off.

How did you add value to the deal?

My property manager signed a long-term lease with a resident who has never been late on their payment and NO repairs in over a year!

What was the outcome?

An ideal investment that I replicate and duplicate month over month for myself AND my investors!

Lessons learned? Challenges?

When an opportunity like this presents itself, you need to be ready to jump on it!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am a real estate broker- I represented myself.
