First investment property!

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $127,400
Cash invested: $38,000

Two-story duplex with 3 bed 1 bath on each floor.

What made you interested in investing in this type of deal?

Investing has been a long-term goal for me (since I was 14 years old). I found this deal technically off market. The agent had a previous sale fall through on the property. She showed me a different home, and mentioned this one.

How did you find this deal and how did you negotiate it?

Once I saw this property, I knew I was ready to make an offer. It met the criteria I was looking for (even better than the initial property the agent showed me). The offer was fair to both sides and was accepted quickly.

How did you finance this deal?

Conventional loan

How did you add value to the deal?

This property was pretty turnkey. I did add appliances to both kitchens.
