New BRRR On Cash-Flowing Duplex In Up-and-Coming Area
Investment Info:
Small multi-family (2-4 units) buy & hold investment.
Purchase price: $140,000
Cash invested: $56,000
Duplex that we purchased at $140,000. We put about $16,600 into the right areas of it (based on comps) and it is now worth about $200,000.
Currently have 2 renters in there at $915 and $900 a month. Knowledge as a real estate agent in California and experience with both rentals and flipping homes in the past made this one very easy and straightforward.
How did you add value to the deal?
New flooring, paint, windows, counter tops, and fans in bedrooms
Refurbished cabinets
Completely new bathrooms
Added washer and dryer
Installed new closets
