Investment Info:

Large multi-family (5+ units) buy & hold investment.

Purchase price: $2,300,000
Cash invested: $175,000

36 unit apartment complex Gardner MA. Off-market deal. Several partners including myself involved in purchasing the deal.

What made you interested in investing in this type of deal?

Larger value-add multi-family property in a vastly appreciating city.

How did you find this deal and how did you negotiate it?

Off-market brought by an agent.

How did you finance this deal?

Commercial lending

How did you add value to the deal?

rehab, increasing rents.

What was the outcome?

We will be completing rehab on units, re-renting at market rent, and then refinancing, pulling our all of our capital.
