First single family investment property

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $141,000

Solid brick, 2 bed 1 bath with a garage on a quite dead end street.

What made you interested in investing in this type of deal?

I like single families in nice neighborhoods with a solid tenant stock.

How did you find this deal and how did you negotiate it?

I love the neighborhood and considered the pricing and numbers as a rental.

How did you finance this deal?

I refinanced my primary residence.

How did you add value to the deal?

Added ceiling fans to the bedrooms, put in toe boards and refinished the floors. Also restained the deck and fixed leak in roof.

What was the outcome?

Great tenants. Great house and Cashflow.
