Investment Info:

Single-family residence fix & flip investment in Sanford.

Purchase price: $35,000
Cash invested: $35,000
Sale price: $139,900

This deal started our partnership with another investor and we started Hammer Investments. Less than a year after this deal we're working on syndicating multifamily deals with our partnership while continuing to do flips to fuel the capital for multifamily investing.

What made you interested in investing in this type of deal?

It meet our buying criteria and the numbers worked.

How did you find this deal and how did you negotiate it?

Our partner brought it to us from a wholesaler connection he made .

How did you add value to the deal?

Through renovating.
