Help Calculating Repair Costs and ARV!

Hey everyone!

I am getting into real estate investing this year. I am currently in the process of purchasing my first investment property with my sister in the first quarter of this year. While I am going through the process and waiting for some things to get completed. I'd like to get into wholesaling to make extra money to invest in my deal. 

I have been looking on YouTube, the Biggerpockets Forums learning how to calculate repair costs and ARV. This is an area where I'm struggling. I believe I will be able to comprehend better if someone is running numbers on a property I'm looking at, in my area so I get a better understanding.

Below is a property in my area (622 Currant ct, La Plata, MD) that is listed for $290,000. It has no pictures of the interior, just the exterior. It has roof damage on the corner where it looks like the roof is rotting. 

What are your thoughts?
