Single-family residence private money loan investment.

Purchase price: $980,000
Cash invested: $784,000

Self-employed homeowners need unique programs to their financial circumstances. Our borrower was purchasing a primary home and was denied by another lender due to insufficient cash reserves or documentable income. Creatively with our Portfolio program we structured financing that does not require cash reserves or income documentation. Homeowners are not alike, and loan programs need to adapt to every customer. We rescued the home for our client and saved our Realtor partner's commission.
