Investment Info:

Single-family residence buy & hold investment.

Purchase price: $380,000

SFR 3/2 1450 sq home on a corner lot within a few miles of a military base. HUGE yard, 2x the size of the surrounding property with the potential of building an ADU (currently working on this project). Currently worth over $700+k

What made you interested in investing in this type of deal?

Being in the military myself, I know how often military service members move and how they do not like to buy in California. It's a win-win scenario. I get cash flow and they have the flexibility without any of the military command oversight.

How did you find this deal and how did you negotiate it?

It was listed in the MLS

How did you finance this deal?

VA home loan

How did you add value to the deal?

It was my first deal and just valued it as a potential military family with pets.

What was the outcome?

I still hold this property, is continuing to produce cash flow, and has gained sufficient equity
