Investment Info:

Single-family residence buy & hold investment in Baltimore.

Purchase price: $200,000
Cash invested: $50,000

Purchased a great home from CR Maryland.

What made you interested in investing in this type of deal?

Long Island prices grew to the point deals no longer made sense. Looking for better options in the competitive markets.

How did you find this deal and how did you negotiate it?

Found CR Maryland on real wealth network. Reached out and was put on a waiting list. Once it was my turn they started providing proforma. This was the 2nd deal they provided that we agreed upon.

How did you finance this deal?

Traditional 20% down from Bank they work with.

How did you add value to the deal?

They complete full gut rehab prior to you purchasing the property.

What was the outcome?

They placed the tenant and have in house management.

Lessons learned? Challenges?

They are a professional company that delivered everything they promised.
