Need help, should I work this deal? (Looking for my first)

1st post and looking for help. A family member wants to sale her house that is almost paid off (10,000 left). It's a hard sale for her due to memories, but she is ready. A realtor friend of hers has run the numbers and told her the house can go for the 170k range. She is looking for 155k and up (closer to 165k), but is willing to sale it to me for 145. A little background this is the northwest Houston area, about 1400 sqft, 3/2, newer roof. Rentals go for 1300 to 1600 per month in the area. Needs a little work,but nothing I can not do myself. This would be my first rental property, but not sure on the numbers. Any advice would be great. Thanks
