Investment Next Step - Sell or ?

Community Members,

I need help deciding what my next step should be in my investment journey. I am active duty military and will be moving to Hampton VA in a couple of months where I hope to buy property.

I currently own 1 property that is worth 59K and I owe 27K. The mortgage is $225 and I rent it out for $585. Additionally, the renter also would like to buy the property.

Should I sell the property and use the capital to buy in my new location, go the equity loan route, or does the community have better ways to take advantage of my situation.

Thanks in advance for any advice you all may have.
