Small Multi-family 4 plex in Texas

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $385,000
Cash invested: $96,000

Basic 4 plex, new build.

What made you interested in investing in this type of deal?

Looking to scale cash flow with multi-family. This is our first new build.

How did you find this deal and how did you negotiate it?

Found on MLS. Given todays market in Texas, there was no negotiation. We paid list and the numbers work for cash flow requirement.

How did you finance this deal?

Traditional 30 year fixed.

How did you add value to the deal?

Dealt directly with the builder of this project

What was the outcome?

Cost savings in realtor fees.

Lessons learned? Challenges?

Original realtor was not a good fit for us. Need to get real estate license to continue this journey. Ended up dealing direct with the builder of this project.
