Buy and Hold Duplex House Hack

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $256,000
Cash invested: $12,000
Sale price: $365,000

I originally bought this home as as buy and hold for long term but the market exploded.
I used the VA loan to purchase the unit with zero down.

What made you interested in investing in this type of deal?

the cashflow

How did you find this deal and how did you negotiate it?

i found it on the MLS and called my real estate buddy to help me out since it was my 1st deal

How did you finance this deal?

Used the VA loan

How did you add value to the deal?

I rehabbed the side i lived on over a year and a half. Countertops, Faucets, Paint and light fixtures.

What was the outcome?

The outcome was a large sale price

Lessons learned? Challenges?

Next time hold all my rentals but this one positioned me financially to take on bigger projects

Yes and agent
