Sparked interest with first investment

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $94,000
Cash invested: $10,000
Sale price: $166,000

Bought as a rental in a military town. Had renters for many years then sold.

What made you interested in investing in this type of deal?

Slow paced and cheap.

How did you find this deal and how did you negotiate it?

Simple mortgage on a small but well equipped house.

How did you finance this deal?

Mortgage/ Wells Fargo.

How did you add value to the deal?

Cosmetic upgrades (floors, kitchen, bath rooms, privacy fence, ceiling fans, and new appliances).

What was the outcome?

Consistent rental income, high price growth.

Lessons learned? Challenges?

Learn to get a property manager for future rentals since I have a full time job.
