Hey, So I've Found this Deal on Zillow. It seems to be mid flip, so I am skeptical on the property's actual condition. Maybe the investor found a hidden discrepancy. Optimistically, I believe it's a great deal.

NOTE: I AM DOING MY 100 DEAL ANALYSIS; AND I WOULD LOVE FEEDBACK ON STRUCTURING OF PARTNERSHIPS, AND OVERALL DEAL ANALYSIS.

I want to be zero percent in this deal by the refinance. In order to be 0% in, I would require a partner or PML to leave 10k into the deal. If i was to ask such thing of a partner what would be reasonable split.

I was considering:

-a PML with a 15% ROI @ $125/mo; total 35% of cashflow.

-a Partner with a 21% ROI @ $175/mo; total 50% of cashflow.
