Investment Info:

Single-family residence buy & hold investment.

Purchase price: $223,000
Cash invested: $60,000

Single family halfplex needed a complete rehab

What made you interested in investing in this type of deal?

This halfplex was a pocket listing at my brokerage, i had to time to think and analyze the deal properly

How did you find this deal and how did you negotiate it?

This halfplex was a pocket listing at my brokerage

How did you finance this deal?

Private money

How did you add value to the deal?

I rehabbed the property, widened the driveway to add parking

What was the outcome?

I rented the property and refinanced after 6 months, the property appraised at $309k

Lessons learned? Challenges?

The construction aspect was a challenge with the cost of materials at an all time high.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I refinanced with Hometown lenders and I highly recommend Nick Street.
