Investment Info:

Townhouse buy & hold investment in San Antonio.

Purchase price: $174,000
Cash invested: $35,000

Townhouse in community that has Low Rental rates, behind market, purchased and did a couple of simple upgrades to create higher value adds and rented for $250/month more than anyone had rented the same unit

How did you finance this deal?

Conventional Financing, 20% down

How did you add value to the deal?

Interior Lighting Upgrades, Interior Paint, Added Washer and Dryer and Refrigerator

What was the outcome?

Currently renting for $1500/ month, with ~$350 in cash on cash return after HOA & PITI are covered.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Mhoment Realty LLC is my company, I am a Real Estate Agent so I handle the deal myself.
