Anybody out there ever bought a house that isn't recorded on the map (well online). I drove by the place earlier tonight after meeting with the wholesaler at REI club in my town. I cant find it on google maps, homes.com, truila or zillow. Even the wholesaler didnt have the house number on the estimate sheet he gave me.

anyway the deal is

purchase price: $69,500

ARV: $144,500

projected rehab cost: $15000 (no sow was given with this estimate)

I haven't pulled the comps yet. calling my realtor tomorrow morning but the various on line estimates (houses next door to the property but not the specific house for some reason) are showing prices from 136,000 (homes.com) to 156,000 (zillow). Not sure what the funny address thing means.

Anyway if anyone is out there let me know your thoughts.

thanks!
