Is 75 LTV Highest in TX on Refi Cash Out deals??

Are portfolio lenders doing greater than 75 LTV Cash Out Refi 30 year deals in Texas on SFH rentals currently? I don't think so, but wondering what others are seeing overall. I've tried and have had no luck since Covid hit.
