What holds back investors from going all in on a property?

Im an agent that helps in assisting investors with acquiring properties for fix and flips and buy and holds. I take care of my investors to the best of my abilities in assisting them in anything that they need. whether it be getting contractors, plumbers, roofer, etc. I just want to know what might hold back investors, especially first time investors, from just diving in. I also answer any questions regarding anything in real estate investment!
