Happy Sunday BP community! 

For those currently investing in San Diego, how are you evaluating deals and making offers in terms of percentage of ARV? And what neighborhoods are you finding more potential in?

It seems to me that Investors are adjusting their formulas in order to keep up with how competitive it is here in San Diego. Would love to get your thoughts. Are you staying within 70-80% of ARV minus repairs?
