OKC Rehab - Best Bang for your Buck?

OKC real estate pro's! I have a question for you:

I'm under contract on a duplex right now on the northwest side of town, and I'm about to start working with contractors and my agent (the awesome Abbie Davis) on the scope of work. What improvements have y'all found to provide the best ROI on your rehab money? 

I know the basic ones like landscaping, kitchen/bath remodel (depending on current condition), etc., but I'm curious if there's anything specific to the OKC market that will bring that appraised value up? Any advice is appreciated!
