What is the best financing company for a rental/ how do I scale?

What is the best way to get financing for a rental property? I have spoke to many mortgage company’s who want at least 25% down and points. They also have a minimum mortgage of $200,000. In this case I would need to find a rental investment for $250,000 and put 50k down. They also say that rental income will not be considered for personal income for 2 years of regular rental income, and at that point they will use 75% of rental income towards your personal income.

How do I scale like this? Also the rental property I am looking to purchase are between 100k-150K, how can I get a loan on this?

I am looking for advice on how to get a rental mortgage on a home for around $125,000 with about 20% down. I would like to use brrrr on this if possible and then do another one. I just need guidance how.
