Erik is spot on. Dayton RE is local down to the block.

I'm from the burbs so my knowledge is limited. As a consequence, I avoid it like the plague (probably a lousy analogy at this point in time) LOL.

I invest heavily in the Xenia and Beavercreek areas. Class A and A- in Beavercreek and B and B- in Xenia.  One of the best real estate rental market in the United States in terms of return and cost of entry IMO. Kettering is good too.

A word of warning. Prices have been on a tear in the last 8-12 months. Still a few good ones out there though. I closed on one in Xenia 9 days ago and one in Beavercreek 4 days ago. Both buy and holds.
