Denver investor seeking private financing

Hello fellow investors,

I am an 8 year Navy Veteran finishing up my last year on Active Duty in Denver, Co. I am licensed real estate agent, house flipper, and wholesaler and I finally have all my pieces in place to get my first flip done(or so I thought). I have capital saved up, I have my contractors in place, I have my real estate license to save on the sell side, BUT... I am still getting smoked by the competition on every offer I write. I need to lower my carrying costs substantially because I was planning on using hard money.

Couple of questions;

Do I just need to keep beating the streets for deals that are off market and use a HML?

Does anyone in the Denver area use HM for flips? And if so what are your average profits?

Would a private lender consider lending to someone that has not done their first deal?
