Inland Empire/OC/LA California :: Investor new to the area

Hello BP! 

I am an investor from the Philadelphia area. Flipped about 6 houses and have 7 rentals . I will be spending sometime in the Inland empire area. I wanted to connect with some other R.E professionals from the area and have some conversations about market specifics. 

What are typical ROI/CAP rates for the area?

What are the top 3 factors too analyze with properties (not numbers) before purchasing a flip? (ex: foundation issues, year built, etc)

What does a typical rehab look like? Is it mostly cosmetic touch ups? or full gut rehabs? 

I know this are rather broad questions, but I want to learn the market from other locals with experience. I am aiming to acquire my first flip in the next 3-5 months. 

Any info/help would be much appreciated!!
