Unable to evict tenants due to new law. Financial hardship
Hello. I recently had to face health issues in the family which caused my debts to mount. To offset this, I wanted to sell my rental property in Encino, ca. I received a couple of offers. But then the broker called me to tell me that due to new rent control laws, they cannot vacate tenant(lease expired over 2years) and hence not have offers accepted. This is until Jan. Which means I cannot vacate until March based on 60 days notice.
This means I will be in default on debt and mortgage as rent doesn't cover all mortgage+hoa.
This is only cause of this law.
Can I file a claim against the city as this will impact my credit as i cannot meet the financial obligations here. What options do I have?
Any advice will be much appreciated.

Always sell investment property with tenants in there. If the rent is competitive and tenants perform buyers are blessed to have them. If they want them to leave let them to handle it.
