Portland OR - Renter Relocation Question for House Hack
I have put down an offer on a single-family house plus an ADU that looks like will be accepted by the Seller, subject to a few issues that I am now ironing out. The Seller is an investor who does not occupy the property. I am looking to occupy the ADU (this is a contemplated house hack).
I know that an exemption to Portland, Oregon's renter relocation assistance is available in the event that an owner occupies the same property as the tenant who receives a no-cause eviction. Here's the issue - the current seller DOES NOT occupy the home but I will need to shortly after closing (I'm required to do so under the terms of my financing). Does anyone know if the current landlord could seek to effect the no-cause eviction now without the required relocation assistance (i.e., penalty), or will I need to wait until I close on the house?
The other issue that comes up is a chicken-and-the egg issue. At closing, I won't be occupying the house, and the exemption for renter relocation applies only when the owner DOES occupy. Can I claim the exemption if I'm not moved into the house at closing?
I know I can call the city on this but trying to figure this out over the holiday weekend. Thanks in advance!
