Albany and Corvallis Oregon REI Newbie.

We own a home in Albany. We currently rent and live in San Luis Obispo, California. We want to start investing in real estate and since we have some equity in our Oregon home, we figured it would be easier (aka - or money will go further) to buy and rent in Oregon than in California. I have 2 questions:

1. What would be the wisest way to use our equity in our current home to buy another to rent? (with the idea of eventually buying another, and another, and another...if that makes a difference.)

2. Is BRRRR an option worth considering if the equity I can pull out of my home enough to put down 20% on a property that I can get at 70% of ARV?
