Wholesaling in NY/NJ/CT
Hello:
I am a new wholesaler in the NY/NJ/CT area and have wholesaled my first deal two months ago. Honestly, it was by luck and did not go through the typical "assign a contract" wholesale or "double-closing" wholesale.
I am looking for good referrals of Title Companies and/or Closing Attorneys with experience in wholesale transactions in the NY/NJ/CT area. I would appreciate any recommendation/referral.
Also - My method of finding deals is farming/driving for dollars in areas house flippers and other investors buy properties in. I would speak to other investors at meetups and ask for zip codes of where they buy real estate.
I would look for vacant/distressed properties/older looking properties, find out who owns the property, and send a postcard to the owner asking if they would like to sell their property. To date, I have sent over 400 postcards, received 14 calls and had 1 deal. I am in the process of working 4 deals currently in Totowa, NJ. To other wholesalers - what other methods of marketing do you use that is highly effective and would recommend to a new wholesale?
