Raleigh Durham Rental Property Market Discussion

Hi all,

I am new to real estate investing and thinking about starting in my local area (Raleigh Durham.) Any thoughts on this market and what strategy would you use? I am thinking about starting with a live in flip while I convert the house to a student rental property targeted at duke university students.
