what is the best part of the Phoenix Metro area to invest in now
I'm looking for some areas where I can buy rentals that will cash flow positive in the Phoenix Metro area, where should I be looking?

You may want to consider the outlying areas such as Apache Junction, San Tan, Casa Grande, Coolidge, etc. I know investors that have done well out there with limited competition since everyone is focused on finding properties in the more well-known areas.
